Common Questions
An EPC rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). It details the home's energy use, estimates typical energy costs, and provides recommendations on how to reduce energy consumption to save money and the environment.
Unlike national booking services or 'EPC panels' that act as middlemen, I am a local, independent, and certified assessor. These third-party services often advertise EPCs but then charge a middleman fee to arrange the booking with the assessor. By coming to me directly, you cut out that unnecessary cost, ensuring you receive the **best possible price** and deal directly with the person who will conduct your inspection.
A little preparation ensures the most accurate and highest possible EPC score:
- **Ensure Access:** Clear clutter away from key areas like the **loft hatch, boiler, and electric/gas meters**.
- **Lighting:** Make sure as many fixed light fittings as possible use **low-energy lamps** (LED bulbs are best), as this is a measured factor that improves the rating.
- **Hot Water Tank:** If you have a hot water cylinder, check that it has **sufficient insulation** (a thick jacket) around it—this makes a substantial difference.
- **Loft and Wall Insulation:** The assessor cannot drill holes or move fixed flooring. If your insulation is not visible (e.g., boarded loft or rendered walls), you **MUST** provide paperwork proving the installation. Without documentation, we must report insulation as 'unknown', which can negatively impact the score.
- **Double Glazing:** If your double-glazed units were installed **after 2002** and the date stamp is not visible, provide proof of the installation date if there isn't a record of it on the FENSA website.
- **Boiler Documentation:** Providing the boiler manual or service history helps the assessor accurately identify the exact **make and model**. This allows us to use the specific, higher efficiency rating for your boiler, rather than a less favorable software default.
By law, an EPC must be commissioned before a property is sold or rented out. For landlords, it is vital for compliance with the **Minimum Energy Efficiency Standards (MEES)**, which currently require most rental properties to achieve a minimum 'E' rating. With ongoing Government consulations to raise this to a minimum of a 'C' rating by 2030. A valid EPC must also be provided to a tenant before a section 21 notice can be served to gain possession of the property back.
An Energy Performance Certificate is valid for **10 years** from the date it is issued. If you make significant energy-saving improvements to your property (such as installing new insulation or a better boiler), you may wish to obtain a new EPC sooner to reflect the improved rating.
The inspection typically takes between **30 minutes and 1 hour**. The exact time depends on the size, age, and complexity of your property. As for each assessment I will need to measure the full property and draw a floorplan, measure walls and insulation thickness, record the number of lightbulbs and measure all windows throughout the home.

Our assessments use the **RdSAP 10 methodology** (Reduced Data Standard Assessment Procedure, v10), which requires a thorough inspection of the property's key energy features, including:
- **Property Dimensions:** Measuring the footprint, height, and window measurements.
- **Heating System:** Identifying the main heating/hot water system, temperature controls, and fuel source.
- **Insulation:** Assessing loft insulation depth, wall construction, and floor insulation (where visible).
- **Lighting:** Checking the proportion of low-energy lighting.
